New for Summer 2009 – Crested Butte Mountain Resort Adventure Park

The new Adventure Park is located at the Mt. Crested Butte base area. Adventure Park activities include year-round ice skating, bungee trampoline and a climbing wall. Activities can be purchased à la carte or take advantage of the Adventure Ticket and enjoy unlimited access to chairlift rides and all Adventure Park activities. Tickets are available at the Adventure Center in Mountaineer Square.

What is going on with Crested Butte Real Estate these days?

Well, Summer has arrived in Crested Butte along with lots of people to enjoy our wildflowers and various other offerings. America’s Birthday Celebration was a huge success and enjoyed by adults and children alike. Here is one of my favorite parade floats going by…

Real estate overall is a bit of a mixed bag. If you’re a seller, well, prices have come down and if you don’t have a compelling reason to sell, hang on. It may be while before we see prices go up again, but who can argue with enjoying your beautiful property in Crested Butte?

As a buyer, the story is much better. There is one common theme throughout the country and that is that it is a good time to buy. Interest rates are still low and the sellers who need to sell are motivated and some are offering screaming deals! Crested Butte Real Esate is becoming Carbon neutral!

Crested Butte real estate is going to have new “green” guidelines soon if the recommendation made by the Gunnison County Planning Commission  gets the go-ahead.  The goal is to become “carbob-neutral” which means that there can be “no net contribution into the atmosphere of carbon dioxide or other gases that when emitted into the atmosphere trap heat”.   One way to accomplish this “net” effect can be to “buy carbon offsets or reduce the amount of carbon dioxide equivalent in the atmosphere generated from their project in another way.”

Although this may be difficult and sometims costly, I applaud our efforts to reduce our effect on our atmosphere for our health and future generations.  I’m sure this is only the beginning.

If you’re a builder who knows “green” or “carbon neutral” construction, I welcome you to comment with some helpful information on this blog.  This is a good thing we’re doing … and one of the reasons why Crested Butte is such a desirable place for full time residents and second-homeowners both.  We love our mountains, streams, clean air and quality of life!

Should I wait until the market improves to list?

Once you have made the decision to sell your home or condo, many factors come in to play as to when to put it on the market. A significant life event, job or locality change may dictate selling immediately. But if time is not a governing factor, many ponder the mood of the real state market. Although the housing market does not move as fast as the stock market, many selling considerations are the same. As with the stock market, one of the biggest mistakes sellers often make is trying to “time the market”. If the market is falling, it is all but impossible to predict when it will rise appreciably. It’s no secret that the economy and the real estate market are somewhat depressed in most areas. Prices have declined significantly in the last 12-18 months, with only weak signs of recovery on the horizon. We do know, however, that the market will eventually recover, as it always does, and we all want to sell when prices are high, or rising. So the question really is, how long should you wait?

One of the main considerations you should have is to protect your equity. Every day lost in a falling market, is a day of lost dollars. If you wait too long, it is possible that you could at some point face the nightmare of your value being less than your mortgage. You want to avoid this at all costs. Another negative aspect of waiting to sell in a falling market is cash flow. Mortgage payments, insurance, utilities, repairs, taxes, etc … all still have to be paid. The earlier you put your house on the market at a salable price, the better your chances are of selling earlier, and mitigating some of those ongoing expenses … and saving your equity.

In today’s market, the best time to sell is now … not next month or next year. If you are going to wait for the market to fully recover, you might be waiting many years. Any equity is better than none. It’s not a tough decision.

I want to list my home…how do I know what it is worth?

The answer is easy for the seller: call your professional real estate broker to have her view your home. She will make note of square footage, number of bed/bathrooms, living spaces, kitchen quality, upgrades, updates, amenities, interior and exterior condition, location, and many other factors that years of experience working with buyers and selling homes has taught her to include. She will then prepare a “competitive (or comparative) market analysis” based on recent sales of homes in your area, sometimes called “comps”. This may not be as easy for the agent as it sounds, especially if you own a custom home, or when sales data of similar properties is not available. However, market conditions and similar properties on the market (competition) will also help guide this analysis. She will then put all this together and review the findings with you in detail so that you can decide the price point for your home based on hard facts.

In spite of popular opinion, brokers do not set listing or selling prices. Rather, they should not. A good broker will come to you, the seller with all the facts that affect home values and sales in your area, review this information with you and together with you come up with the strategy that will help you meet your goal of selling your property. If the broker does not agree with your price and still takes the listing, that broker must defend that price and not go around telling other brokers and buyers they did not agree with your price and that you are “negotiable”. Not only does this violate our realtor ethics but it totally undermines your ability to get the best price and terms.

Choose your broker because you know you can trust her, because the marketing of your property will be top-notch and aggressive, and because the broker will work for YOU! Not because they happen to agree on price with you.

Your property is a significant asset that deserves professionalism and care.
